Find out what your existing floor needs

A worn hardwood floor does not automatically need replacement. It also does not automatically qualify for sanding. Final Floors evaluates the existing wood, usable wear layer, previous finishes and damage before discussing maintenance recoating, full refinishing, targeted repair or replacement.

Start by describing the problem you want to solve. Is the finish dull? Are individual boards damaged? Do you want a different color? Has the floor changed after a leak? Different concerns can lead to different scopes, even when the rooms look similar in photographs.

Compare the finish and the repair plan

Refinishing decisions include more than choosing a stain. Existing wood, old coatings, repairs and the finish system influence the result. If a project involves replacement boards or adjacent rooms, discuss how color and sheen will be coordinated. An older floor and newly added wood may not look identical.

Ask what dust-control measures are planned without assuming that sanding will be completely dust-free. Also ask how adjoining spaces and belongings should be prepared before work begins.

Plan for life around the project

Write down the rooms and stairs included, furniture responsibilities, pet arrangements and the routes your household needs to use. Discuss your preferred dates early, especially if you are planning around a move or family visit.

The end of sanding is not necessarily the time to move furniture back. Ask for finish-specific guidance on walking, furniture and rugs, and keep those instructions with your project records.
